So, story time??
I have never lived on my own. I moved out of my parents' house sure. But I have always lived with a significant other. I have had the worst relationships. I even got married, a mistake that was. After much thought, I don't want to move back in with anyone when my rental agreement is up in May. I want to move out on my own with my doggo and just be us. I think it's time. I need my me-time anyways.

But, I am so tired of renting. I want to buy a house. I don't plan on leaving my area any time soon due to family, otherwise; you couldn't hold me down. I'd move anywhere and everywhere and you would never see me. I'd probably be somewhere in Europe living my best life lol But I want to stay close to family.

I've been looking in the area. I haven't found much I like. My credit isn't the best, it's pretty wack. But I am working on it and have been working on it.

ANYWAYS.
The point I am trying to make here, I am scared and overwhelmed. I don't want to rent it again. Because then I will be solo income-based and unable to save for a downpayment for a house. I don't know what steps I am supposed to be taking to really get into it and get to the nitty gritty of it. How do I pick a mortgage company, how do I pick a realtor, how to I get discounts from work (i know they give them, just gotta figure out how to use them)

ALSO

I am terrifed of living alone. I never have. It may have felt alone, but there was always someone there. It's an adventure I have yet to do, and it's what terrifies me most of all. The pure loneliness of it.

Advice on anything you guys?

How exciting for you!!! and yes, scary!!! My daughter lucked out, they made friends with one of their neighbors, who they found out was a real estate agent. The neighbor inquired about how much their rent was, she spoke with my daughter n SIL about buying, my daughter was scared. (We were screwed over yrs ago and lost everything. story for a different time)
The neighbor gave them info on programs in our state to help FIRST TIME buyers, buy a house.
It took a while, my daughter has student loans on pause, so her credit was no good, SIL had the better credit, they didn't have quite enough of the down paymt, that had to be finagled too, but they finally did buy a house, a lot bigger than what they were renting, and for the same price of the old rent!

Ask around with friends/family someone might know or know of an agent that will help you. Also look to see if there are any programs in your state for a FIRST TIME home buyer.

You never know until you try. Good luck.

I was talking with a realtor and a loan officer, and they would love to approve me for one. The only thing is since COVID hit, they have upped the credit limit required for 1st time buyers sad I am working on credit repair for now and I might have to move back in with my mom because of the cost of rent around here. Plus I got my doggo to think of. I know I can do it, just a lot longer process than I imagined.

I appreciate that, it is a terrifying adventure.

Unfortunately even the studios are ridiculously overpriced around here and I have a whole house full of furniture that I am trying to keep from paying storage fees on. Things my family has built me and such. Along with the fact that a LOT of them are not pet friendly and I will not be giving up my pupper. scream They can try lol

Found on another Google search, and not on that page: "The price on the tiny home starts at $47,550."

I know how it is, with your dog. When I broke up with my ex boyfriend I could have stayed in the seaside town I had moved to with him, and had gotten used to, but I had my little Pug Monty and there was no way I could find a privately rented flat allowing pets (quite rare, here in UK) AND continue working 12 hr shifts and leave him on his own, for that long... and "getting rid" of him was out of the question, so I kept him and moved back with my parents. heart

I could never give up my baby, she is my child lol. I love her more than anything and I know she would be devastated if I gave her away. I will sacrifice what ever I have to just to make sure she stays with me

I hate living alone also.
Have you looked at long term stay Air BnBs? They are out there, maybe as a practice run? They take your money and don't check credit.

I have trash credit, too. Like, 520s. DX

Moving out on your own and buying a home is a terrifying and satisfying adventure. My husband and I purchased a trashed out bank repossession house and have spent the past several years fixing it up. Much cheaper buying a distressed house. If the house is large enough you could rent out a room to help with the payments. Unfortunately you need cash for repossessions. We borrowed money from several sources then refinanced with a home loan so we could pay them all back. However you do it I am excited for your adventure

Once you get into a house you can take your time fixing it up but you and your dog will have a place of your own.
